PREPARING YOUR HOME FOR SALE
In order to present your home in its best possible light, we believe it is important to make sure that every part of your home looks its absolute best. Because in today's market, the one that shows the best is the one that will stand out from the rest. Therefore, it is important that every showing counts the most!
LIVING/FAMILY ROOM
- Keep coffee tables clear
- Remove any family photos
- Remove religious photos
- Keep furniture at a minimum
- Store all toys out of sight
- Organize open shelves
- Decorate & Organize
- Apply Air freshener
DINING ROOM
- Keep dining tables clear except for one nice centerpiece
- Remove extra chairs from the table and dining room
- Add candles to the room
KITCHEN
- Clear all items from kitchen counters
- Clean all appliances, inside and out
- Remove all magnets, pictures, and messages from the refrigerator
- Clear away any papers, mail or newspaper that may have accumulated on countertops
- Remove any pet food and water dishes before showings
- Box up any dishes & cooking supplies you can live without
- Organize open shelves
- Clean sink & remove dirty dishes
- Clear and clean all countertops
- Display a bottle of hand soap or a new bar Purchase new towels if necessary
- Remove all unnecessary items out of shower stalls and tubs
- Clean or replace shower curtains
- Clean any moldy areas in the showers and baths. Place caulking to make it look new again
- Take off all cloth toilet lids and keep lids closed
- Repair or replace Faucets if necessary Clean Mirror and sink
BEDROOM
- Make beds daily & put nice bedsheets
- Clear off bedside tables, dressers, etc.
- Store daily necessities in drawers or closets
- Organize closets to be nice and neat
- Remove personal photographs from all walls
- Repair any holes or damage to walls
- Remove unwanted items
LAUNDRY
- Put soap and supplies in cupboards
- Keep all surfaces and sink clean and empty
- Remove any and all clothing, dirty or clean
- Keep floors cleared of clutter and mop regularly
BASEMENT
- Lights operable and as bright as possible
- Remove any unused excess items
- Rearrange and neatly store items
- Service furnace and boiler & clean surrounding area
GARAGE
- Make sure lights are operable
- Remove any excess/unused items
- Repaint dirty areas
YARD
- Prune bushes and plants to look healthy
- Do not allow shrubs or plants to block windows
- Planting beds edged and weeded
- Put down fresh mulch to restore color contrast
- Keep the lawn freshly mowed, edged, and fertilized
- Remove any dead plants
- Flower beds to be planted /cleaned as appropriate for season
EXTERIOR
- Don't forget to landscape your yard!
- A well groomed lawn shows buyers that the home was taken care of
- Wash all windows (inside & out) - you don't want to take away from a great view with dirty windows!
- Add a pop of color by planting flowers. Fresh flowers always add extra freshness
- Replace a worn out welcome mat to welcome buyers as they tour the home
- Paint or replace the street numbers on the house, making them more visible
- Power wash any outdoor surfaces to give them a 'like new' feel (ex: siding, sidewalks, driveway)
